What is, and what is the purpose of the Real Estate Exchange created by the Chambers of Commerce of Florence, Prato and Pistoia?

The Real Estate Exchange is a public structure of advanced concept intended to favor the meeting of supply and demand in the real estate business market, by means of the most up-to-date technology. This occurs in an environment that is "protected" from contract risks and from agents who are not professionally up to their task or, worse still, unauthorized, and which users (sellers, buyers, lessors, tenants) so often are faced with. In the Exchange the role of bringing supply and demand together is carried out effectively by a data bank, a kind of virtual real estate showcase, that can be managed by accredited agencies and may be consulted via the Internet by users.

The accredited brokers, who are the only ones authorized to operate on the Exchange, must possess definite moral and professional qualifications, and follow precise, strict rules of conduct, under penalty of expulsion which is decided by a control body (the Supervisory Committee) in which are present two representatives of consumer associations. This is precisely the main advantage users benefit from by making their real estate search on line with the Tuscan Real Estate Market Exchange: the selection of operators is based on criteria that are alert to consumer requirements and not merely on the mechanics of buying and selling.
From the point of view of the real estate agencies, the fact of belonging to the Exchange definitely allows them to benefit for a small fee from a sound means of doing business at their best, as long as they carefully follow the established rules and regulations. Most important, it means acquiring a real advantage over competitors who do not belong to the system, consisting in the improvement of the corporate image deriving from the guarantees offered to users by the Exchange and from the constant promotion carried out by the three Chambers of Commerce.

In this respect it should be emphasized that when dealing with their customers the accredited brokers should use the contract forms supplied by the Chambers of Commerce, and in the event of disputes should apply to the conciliation bureaus and the chambers of commerce.
Finally, the Real Estate Exchange can on request supply consultation and expertise through accredited real estate agencies, and as soon as possible will draw up a periodical real estate price list which will make it possible to better evaluate the properties better and monitor the trends of the real estate market.
